Roofing Services for Your Home

Most of our days go to roof repair, roof replacement and roof inspections, along with storm damage repair after hail and high wind. We also install and fix gutters, because a roof only does its job if the water running off it has somewhere to go. Business owners can count on us for commercial roof replacement and commercial roof repair as well. Each service page covers what that job involves, what tends to go wrong and what moves the cost.

Why Homeowners Work With Us

A roof is a big purchase, and most people only buy one or two in a lifetime. Our goal is for you to understand yours well enough to make the decision yourself.

We teach before we quote
You'll learn what a soft spot in the decking means, why flashing usually gives out before shingles do and when a repair is the sensible move. Once the problem is clear, the price stops feeling like a guess.
Experience that shows in the details
Our crew brings over 20 years of combined roofing experience. That time spent on roofs is how we know a leak often starts a few feet uphill from the stain on your ceiling.
Licensed in Oklahoma
We hold an Oklahoma general contractor license and an Oklahoma commercial roofing license. Together they cover the home you live in and, if you own one, the building where you run your business.
Pictures, not just our word
We photograph the trouble spots on your roof and go through them with you. You see the lifted shingle, the cracked pipe boot or the rusted valley with your own eyes.
Repair when it makes sense
Plenty of roofs have good years left after a targeted fix, and we'll tell you when yours is one of them. When wear has spread too far for patching to hold, we point out the signs on your roof so you can see them too.

What Shapes the Cost of Roof Work

Two houses on the same block can end up with very different roof prices. These are the things that usually explain the gap, so nothing on your estimate feels like a mystery.

After we've looked at your roof, you get a written estimate with each item listed separately. We go over it with you line by line so every charge makes sense.

Square footage and slope
More roof surface means more bundles of shingles and more hours of labor. Steeper slopes slow the crew down, because everyone is harnessed in and every step is taken with extra care.
Material choice
Standard architectural shingles, impact-rated shingles and metal each carry a different price and a different lifespan. In an area that sees spring hail, impact-rated shingles are worth a look, and we'll show you how they compare.
What's under the shingles
Decking that has rotted or turned spongy needs to be swapped out before new shingles can go on. Some of that damage only shows once the old roof is removed, so we explain up front how any decking work would be priced.
Old layers coming off
On some older homes, a second roof was installed right on top of the first. Tearing off two layers down to bare wood takes more labor and more disposal than removing one.
Flashing, vents and details
Chimneys, skylights, valleys and pipe boots each need flashing or new parts. A roof with many of these takes more hand work than a simple one.
Permits and gutters
Permit rules differ from city to city, and we handle that paperwork for you. If your gutters sag or are pulling off the fascia, replacing them while we're already on site can spare you a second visit.

About Warr Acres Roofing Pros

How a Roofing Job Runs

Knowing what comes next takes a lot of the stress out of roof work. Here's the path from your first call to the final cleanup.

  1. 1

    Your first call

Tell us what caught your eye: a ceiling stain, shingles in the yard, water spilling over a gutter. We'll talk through what it might be and pick a day to see it in person.

  2. 2

    The inspection

We go over the shingles, the metal around chimneys and pipes, the roof vents and the gutters. If there's a way into your attic, we check the underside of the decking too. You get photos and a clear account of what's going on and why.

  3. 3

    Your written estimate

The work is listed line by line, with your options next to each other, including waiting when waiting is reasonable. You take whatever time you need to decide.

  4. 4

    The work day

Before the old roof comes off, we cover shrubs and protect the ground around your home. Most shingle replacements on a typical house take a day or two, depending on weather and what turns up underneath.

  5. 5

    Cleanup and walk-through

We run a magnet across the yard and driveway to catch stray nails and haul off the debris. Then we walk the finished roof with you and answer anything still on your mind.

Common Roofing Questions

Should I repair my roof or replace it?
It mostly depends on how old the roof is and whether the problem is in one spot or all over. A few blown-off shingles or a single cracked pipe boot can usually be fixed. When shingles are curling, granules are washing off in quantity or the decking gives underfoot, a new roof tends to be the smarter spend. We'll show you our photos and explain both options.
How can I tell if hail damaged my roof?
From the ground, look for dents in gutters, downspouts and window screens, or a pile of granules at the bottom of a downspout. On the roof itself, hail leaves dark bruises where granules were knocked loose. Many hail marks are hard to see without getting close, so an inspection after a big storm is worth having.
Will you help with my insurance claim?
We can document the damage with photos and measurements and describe it in terms your adjuster will recognize. If you'd like, we can be at your home when the adjuster visits. The adjuster decides what's covered, but you'll know exactly what's on your roof.
Are impact-rated shingles worth it?
They're built to resist cracking from hail better than standard shingles, which matters in a place with regular spring storms. They do cost more up front. Some insurance companies offer a discount for them, so ask your agent before you decide. We'll put them next to standard shingles on your estimate so you can weigh it.
How long does a roof replacement take?
Most shingle roofs on an average-sized home take one to two days. A large roof, a steep pitch or rotted decking can add time, and rain can push the schedule back. If anything shifts, we'll let you know.
Do I need to be home while you work?
Usually not. We like to talk with you before we start and walk the roof together at the end. In between, you're free to go about your day, though the hammering can be loud inside.
Do you take care of permits?
Yes. When your city requires a permit for the roof work, we pull it and set up any inspection that goes with it. You'll know at the estimate stage whether your job needs one.
