Roof Replacement in Warr Acres

When repairs stop making sense, we replace your roof from the deck up: old layers off, damaged wood fixed, new underlayment, flashing and shingles on. Before any work starts, we walk you through each choice in plain English so nothing on the estimate is a mystery.

When a New Roof Is the Right Call

A roof replacement is the right choice when the problem is the whole roof, not one spot. Shingles that are brittle, bare of granules or curling across every slope won't hold a patch for long, and paying for repair after repair costs more than starting fresh.

Sometimes it isn't that clear, so we'll tell you honestly if a roof repair would buy you several good years instead. If replacement is the answer, we show you photos of what we found and why it points that way. Our crew brings over 20 years of combined roofing experience to that call, and we hold an Oklahoma general contractor license.

Oklahoma roofs take hail, high spring winds and hard summer sun, so the materials you choose matter. We'll tell you what each option means for how your home holds up, not just how it looks.

What Your Roof Replacement Includes

Old roof stripped to bare wood
Every shingle and every sheet of old felt comes off until the deck is showing. Only then can we judge the wood honestly and give your new roof a flat, solid base to sit on.
Decking check and repair
Soft, rotted or delaminated plywood gets replaced before anything goes on top. We photograph what we find and tell you before we swap any boards, so the extra line on your bill never comes as a surprise.
Underlayment and ice and water barrier
Synthetic underlayment covers the deck, and a self-sealing barrier goes in the valleys and along the eaves, where water collects and backs up during ice storms.
Fresh flashing and balanced ventilation
Old metal around chimneys, walls and plumbing pipes is a frequent leak source, so we install new flashing instead of bending the old pieces back into place. We also look at attic airflow, since trapped heat bakes shingles from below and cuts years off their life.
Shingles you chose with full information
We go over the difference between standard architectural shingles and Class 4 impact-resistant ones, including how the impact rating affects hail performance and why some insurers look at it.
Cleanup and magnet sweep
We tarp landscaping, haul off every load of debris and run a magnetic sweeper over the yard and driveway for stray nails.

Signs Your Roof May Need Replacing

  • Granules in the gutters

Brand-new shingles shed some loose grit at first. On a roof that's been up for years, thick drifts of granules at the downspouts mean the shingles are losing their protective surface.

  • Curling, cupping or cracked shingles

When edges lift or shingles crack across several slopes, the asphalt has dried out. Wind gets under them easily after that.

  • Repeated leaks in different spots

One leak is a repair. New leaks every season, in different rooms, usually point to a roof that's failing as a whole.

  • Sagging rooflines

A dip between rafters often means the decking has soaked up water for a long time. That needs attention before the next heavy rain.

  • Widespread hail bruising

Hail can crack the mat under the surface without leaving obvious holes. If most of the roof is bruised, a full replacement often makes more sense than patching, and our Storm Damage Repair page covers the insurance side.

How a Replacement Day Goes

  1. 1

    Inspection and plain-English estimate

We look over the roof, check the attic when there's access, and photograph anything worth discussing. Afterward we review a written, line-item estimate together, explaining each choice and what it does for your home.

  2. 2

    Permit and a start date

If your city calls for a permit, we file for it before work begins, then watch the forecast for a dry window. You'll hear your start date ahead of time, along with what to move, like cars from the driveway and patio furniture from under the eaves.

  3. 3

    Tear-off and dry-in

Most homes are stripped and dried in with underlayment the same day, so your home is never left open overnight. Bigger or steeper roofs can take longer, and we'll tell you that ahead of time.

  4. 4

    Install, inspect and clean up

Shingles, ridge cap and vents go on, then we walk the roof for a final check. After the yard is swept, we show you the finished work and answer anything you're still wondering about.

Where Your Replacement Cost Comes From

We don't put numbers on a roof we haven't seen, because each one is priced on its own details. These are the factors that shift the total the most, so you can read your estimate line by line and know why each part is there.

Size and pitch
Roofs are measured in squares, each covering 100 square feet. Steeper pitches need extra safety gear and slow the crew down, which adds labor.
Layers to remove
Plenty of older homes carry a second roof nailed over the first. Stripping both means extra labor and a heavier load to haul away.
Decking condition
Nobody can see the wood until the old roof comes off. We list a per-sheet price for replacement boards on the estimate, so if any are needed you already know the cost.
Shingle choice
Impact-resistant shingles cost more than standard architectural ones. We'll talk through whether the added hail protection makes sense for your home and budget.
Extras on the roof
Chimneys, skylights, multiple valleys and added ventilation all add flashing work and time.

Roof Replacement Questions

Something not covered here? (405) 516-9559

Can you put new shingles over my old ones?

It's sometimes allowed, but we usually advise against it. Covering the old roof hides any rotted wood underneath, puts extra load on the framing and holds in heat that wears the new layer out sooner. Stripping to the deck lets us fix problems instead of burying them.

How long does a replacement take?

Many homes are done in a day or two. Larger roofs, steep pitches or a lot of decking repair can stretch that out, and weather can push the start date. We'll give you a realistic timeline before we begin.

Will I have to stay home on install day?

No, you're free to come and go. We'd like a few minutes with you before the crew gets started and a walk around the finished roof once it's done. It gets loud indoors, so it's smart to take pictures and fragile decor off the walls in rooms right under the roof.

Will insurance pay for a new roof?

If hail or wind caused the damage, it might. We can document what we find with photos and walk you through how claims usually work, but your adjuster decides what's covered. If the roof is simply worn out from age, insurance usually won't cover it.

Do you replace roofs outside Warr Acres?

Yes. We also work in Bethany, Oklahoma City, Yukon, Edmond and other nearby towns. Our Service Areas page lists them all.
